What the Cost Estimator Does
The BilaFundi Cost Estimator is an AI-powered tool that generates a preliminary construction cost breakdown for your project. It accounts for local material prices, labour rates, permit costs, and professional fees specific to your country — Kenya, Uganda, Tanzania, and beyond.
The output includes:
- A total estimated cost range
- A breakdown by category: materials, labour, permits, professional fees, equipment, and contingency
- A construction timeline with phases
- A list of required permits and approvals with their issuing authorities
- Recommended professionals to hire
Running an Estimate
- Navigate to /estimate from the main menu or the Cost Estimator link in the sidebar.
- Select your country from the dropdown.
- Choose an intent — what you want the estimator to focus on:
- Full Breakdown — complete cost estimate covering all categories (recommended for first use).
- Permits Only — focus on approvals and regulatory requirements.
- Who to Hire — get a list of the professionals your project needs.
- Bill of Quantities — itemised materials and labour list.
- Timeline — construction schedule and phasing plan.
- Phased Plan — break the project into fundable phases.
- Describe your project in the text box. Be specific: mention the project type, size, location, and any special requirements. Example: "Three-bedroom bungalow on a 50x100 plot in Ruiru, Kiambu County. Ground floor only, no basement. Standard finishes."
- Click Generate Estimate. The result appears in seconds.
Saving and Exporting Your Estimate
Logged-in users can save estimates for future reference at /estimate (saved estimates appear below the form). You can also export the estimate as a PDF to share with contractors or financiers.

Free vs Pro
Registered users on the free plan receive three cost estimates. Pro subscribers have unlimited estimates. Anonymous visitors also receive a limited number of free estimates before being prompted to register.
